Appraisal Services specializes in providing independent valuation services for commercial and agricultural real estate properties. We offer two types of reports, Appraisal Reports and Restricted Appraisal Reports, that allow us to meet our client's needs, whatever they may be. The appraisal process begins with an engagement letter in which the client formally engages the appraiser on the task at hand. After confirmation of the engagement, we begin to gather the general information on the subject property, i.e. property cards, tax cards, maps, and deeds. After the general data has been gathered, we travel to the subject property for an onsite inspection during which we measure the improvements (if any), take pictures, and note all relevant physical traits. This is known as gathering the specific property data.  Once the property has been inspected, we begin to generate the appraisal report with both the newly gathered data and the data from our extensive data base. The last step in the process is forming an opinion of value. Using objective information, independent thought processes, knowledge from associates, and proper judgment, Appraisal Services produces a credible opinion of value of the subject property in a timely manner.

Appraisal Services also offers other services such as testimony, litigation, property inspections, and final inspections. Our expert appraisers are so confident in their value opinions that they are willing to stand behind them for you in a court of law. Just need to know the size of your office building or shopping center? Give us a call and we can provide a precise measurement for you. Have we recently appraised proposed construction for you with an "as proposed" value? Appraisal Services is more than willing to go back for a final inspection to make sure the improvements were built out as originally planned. Give us a call today!

Appraisal Services was founded in 1994 by Stephen S. Holcombe. It is still owned by Stephen today and has offices in two locations: Columbus, MS, and Meridian, MS. For more than 20 years Appraisal Services has provided valuation services across the state of Mississippi and parts of West Alabama.

The firm currently employs five people, three of which are appraisers. Over the years, the staff at Appraisal Services has acquired an extensive amount of knowledge and data that allows the firm to not only meet your needs, but exceed them as well.
